4 Ways to Protect Your Cash When Buying a Home

Appraisal gaps can turn a competitive offer into an unexpected cash problem. The best protection happens before the appraisal report arrives.

Appraisal gaps are one of the quietest ways buyers get hurt in a competitive market. When your offer is higher than what the home appraises for, the lender will only finance the appraised amount. Every dollar above that comes out of your pocket.

Most buyers do not realize this is a risk until the appraisal report lands.

That is why the protection needs to happen before the offer is written. Set your cash limit early, cap your exposure in the contract, and make sure the terms give you room to respond if the number comes in low.
